Our design process is extremely unique for residential design and construction. The process starts by learning what a client likes and wants. This is accomplished by meeting and gaining insight to the goals of the project and establishing each client's style preferences.
We then use the information learned to design a floor plan. This is one of the most important steps in the design process. It can take several iterations to get everything just right. At this stage it is important to take the necessary time to get exactly what you want, as changes after construction begins can be costly, both in time and money. This is a great time to revisit the initial wish list. Does the floor plan meet the goals you set? Does it bring up new questions or ideas you hadn't thought about before?
After a floor plan has been approved the project shifts to designing the look and feel of the home. Our SpecBook, comprised of pictures of materials, comes next giving a visual representation of all the selections at once. 3D renderings, like those below, then allow the project to come to life.
The goal of this process is getting the rendering to match the chosen selections as close as possible. These selections not only help with visualizing what the end product will look like, but also helps with pricing and gives confidence that the chosen selections reach the original project goals.

The final step in our process is to start building the home. By going through an in depth design process before construction begins it makes the actual building much easier. Watching the project take shape becomes fun and enjoyable because there are fewer unanswered questions.

Introductory Discussion & Proposal
Tell us about your project. Schedule a time to meet for an introductory discussion about your goals. Whether you're searching for property, already have a build-site selected, or have an existing house to renovate, this meeting will be the basis for us to prepare a custom proposal to accomplish the design and documentation of your project.
Proposal
The proposal we prepare for you is our commitment to the project. It clearly describes what you are getting, when you will get it, and what it will cost.
Scope
A description of project boundaries, detailing requirements and constraints, ensuring mutual understanding of the goals and our process to achieve those goals.
Deliverables
The documents that we will prepare for your project, including design blueprints, technical specifications, and related outputs to ensure you know what to expect at each stage.
Schedule
Presents the project's timeline with milestones and review dates, offering a clear roadmap for timely delivery.

Design & Documents
We actively pursue our client's participation and input in our designs. We design the project with you, through an iterative process of design workshops, and presentation meetings. Price and Contract
Understanding what your project will cost requires a complete design, with every decision accounted for, and a well described plan for building. We work with you during design to make those decisions. Our documents record those decisions and fill in the spaces between with the instructions necessary to build. Pricing takes all this information into account to establish the project cost; our commitment to build your project for a specified price.
Cost Estimate for Construction
We know the most about your project, so we calculate the costs ourselves and work with only trusted subcontractors and suppliers, assuring that they understand the project. Details matter, so we meet with you to explain the pricing, line-by-line, so that you can be confident that you are getting the highest value for your investment.
Contract for Construction
Our contracts are based on the National Association of Home Builders standard terms and conditions. We like their contracts because their terms are fair and reasonable and worded in plain english so that they are understandable.

As both the designers and builders of your project we are uniquely qualified to assure that what was designed is what is built, to advocate for best-quality decisions throughout the process, and make sure that you stay informed.
